Cale Enterprises Breaks Ground on Mountain Gateway New Class A Industrial Development

CBRE announced today that Cale Enterprises has broken ground on Mountain Gateway, a two-building industrial park in Arvada totaling 142,180 square feet, expected to be completed in Q3 2020. The project will be the largest speculative industrial project built in Denver’s supply-constrained west submarket in over 15 years, where only 370,500 square feet of speculative warehouse/manufacturing facilities have been delivered since 2000.
“We hear from many industrial users that they want to stay in the west Denver metro, but options for new Class A space have been severely limited. Mountain Gateway is a much-needed additionthat will appeal to companies looking to upgrade their operations and attract and retain employeesthroughnew construction, Class A amenities, mountain views and convenient access to transit. With space divisible down to 10,000 square feet, we expect to see interest from distribution companies, engineering firms, manufacturers and a variety of office/warehouse users,” said Tyler Carner of CBRE, who along with his partner Jeremy Ballenger is marketing Mountain Gateway for lease.
Cale Enterprises first announced the development in September 2018. The Los Angeles-based real estate developer, owner and investor specializes in industrial, residential and mixed-use properties.

Mountain Gateway will be built with concrete tilt-up construction, Class A finishes, 20 dock-high doors, 11 drive-in doors, 24-foot clear heights, an ESFR fire protection system, office space to suit and 290 parking spaces. Building 1 will be 59,710 square feet while Building 2 will be 82,470 square feet when completed.
The project is located at West Ridge Road and Robb Street, about one mile from Interstate 70 and a 10-minute walk from the RTD’s G-Line via the Wheat Ridge-Ward Station, a 25-minute ride to Union Station.
