CBRE listing historic three-building redevelopment portfolio in Hamilton for lease

Third and Dayton, a large three-building portfolio, is being listed for lease in downtown Hamilton, Ohio. The properties, located at 131, 132 and 136 North Third Street, with 428,000-square-feet of space available, are owned and managed by IRG & IRG Realty Advisors. It is being leased by Bill Schneller, vice president, and Maggie Lehmkuhl, associate, both with CBRE.

The property offers 750 on-site parking, unique signage opportunities and tenant improvement allowances. 131 North Third Street is an 100,000-square-foot, four-story building that is a former print shop with open plans, exposed brick and high-capacity elevators. 132 North Third Street is a historic building, constructed in 1926 with unique architectural details throughout the 91,000-square-feet. 136 North Third Street is a 229,000-square-feet, eight story building. It features a full-service cafeteria, patio area, and large open floor plans.

 

This property is located in the fast-growing city of Hamilton. The Spooky Nook Sports Complex recently broke ground at the former Champion Paper facility. This mixed-use complex is expected to be completed in 2021. When complete, it will be the largest indoor sports complex in North America. Additionally, it will feature a 200-room hotel, several restaurants and the second largest convention space in Greater Cincinnati. The recently completed 100+ unit The Marcum is almost fully leased.
